Marigot Bay, St Lucia – described by Pulitzer Prize-Winning Author, James Michener as “the most beautiful bay in the Caribbean”
Filmmakers frequently use the bay as a film set, including the Tropical Island scenes in the original Dr. Doolittle with Rex Harrison, Samantha Eggar, and Anthony Newly. “Fire Power” with Sophia Loren. “Water” with Michael Caine and Pirates of the Caribbean with Johnny Depp. Movie stars and celebrities have lived here. Oprah Winfrey, Nicholas Cage, Michael Caine and Eddy Murphy have all been spotted on their superyachts in the Bay.
The Bay
The Bay is located approximately four miles south of Castries on the west coast of St Lucia, on the sheltered leeward side of the island facing the Caribbean Sea.
It is the deepest natural harbor in the Eastern Caribbean, divided into two by the La Bas beach spit projecting from the north side.
Property
The South-facing Mango Beach Inn property on the north side of the bay rises from the waterfront to 40 metres above sea level – and totals 1.1 acres. The site is “world-class” with unobstructed views over Marigot Bay. The boardwalk running behind the mangroves connects the site directly to La Bas beach.
The Land and Property Development Opportunity
The property is large enough to accommodate a 20-30 unit high-end boutique hotel, 15-20 apartments or the development of 5 or 6 luxury villas. The existing 6,000 sq. ft. villa, which was built in the 1950s, could be modernized or replaced.
103 ft. of deep-water frontage with potential to moor a superyacht of up to 150 ft. in length is the ideal location for a “villa in the sun with a superyacht at the bottom of the garden”.
The docks can be reconfigured within the existing footprint. With a water depth of 12-15 feet at the docks and a deep-water approach, the redevelopment can accommodate almost any size of vessel.
Development potential exists on many levels.
From a modernization, expansion or replacement of the existing Mango Beach Inn villa (Level 1) through the development of the adjoining land parcel 353 as a small boutique hotel, apartment or villa complex (Level 2) to a broader development of the north side of the bay by acquiring additional connecting undeveloped land, of which up to 100 acres is available for sale (Level 3).
